There is no better time to tend to your roof than in the fall. The worst of the summer heat is over and you can put the mild conditions to use in finding and fixing problems ahead of winter. What follows are some tips we like to put in front of our neighbors in the valley.
Why you should be doing roof maintenance in the desert
It is an easy assumption to make that a dry climate means little care is required for one’s roof, but in truth it is not so. The kind of sun we get in Las Vegas is no joke; the UV and high temperatures over the course of a few months will crack and desiccate roofing materials. Should a rainstorm come along, a roof in poor condition is apt to leak.
Getting on top of minor matters in the fall is wise, as it spares you a hefty repair bill down the road.
Things to check on as the season turns
A layman can spot the early warnings. Look for:
- Shingles that are missing or have curled and cracked from the heat
- Valleys and other low points where debris has made a home
- Staining or water pooling in the wake of a storm
- Flashing about the chimney, vents or skylights that is loose
- Asphalt granules in the gutters
- Sagging which could be a structural issue
- Water stains in the attic or on a ceiling inside
If you see any of this, let a pro have a look at it before it becomes something else.
Gutters and drainage
Dust and whatever the wind blows in will eventually clog up your gutters and impede the flow of water off your property. Then when you do get a heavy rain in this part of town, those clogged gutters will put water back on your roof and run it down your walls. Make it a point to clear the way for water to get away from your foundation this fall. It is not complicated and it is good for the whole house.
Sun and heat damage
Your roof takes its lumps from the desert sun. Materials will wear and grow brittle after such a long summer. Be sure to examine the parts of the roof most exposed to the day’s sun, they are the first to age and show their hand.
For a roof of a certain vintage that has not had an inspection, we would recommend having a professional put an eye on it in the fall. An early detection of heat damage is the difference between a repair and a replacement.
Make a call
Of course there is only so much you can do yourself. Climbing up there is not without its dangers and you might overlook what a trained pair of eyes would not. If you are not at ease with it, or have seen any of the above, leave it to us.
